The PDF Set is right for almost everyone and is what your builder will price from. You download it instantly and print as many copies as you need locally. CAD Files are the upgrade for buyers who know they want their own architect or draftsman editing the drawings.

Your PDF stays in your account to re-download and print as often as you need, at no extra cost. If you later want editable drawings, contact us with your order number and we will upgrade you to CAD files for the difference.

All major credit and debit cards through our secure checkout. Your card details are handled by the payment processor and never stored on our servers.

Almost always. Mirroring, resizing rooms, changing the foundation type, adding a garage bay and adjusting elevations are all routine. See the Plan Modifications page for the full picture.

It depends entirely on the change and the size of the house, so every modification is quoted individually. Quotes are free and returned within two business days, with no obligation.

Simple changes such as mirroring take a day or two. Structural changes such as adding a bedroom or extending the footprint typically run one to two weeks from quote approval.

Yes. Purchase the CAD Files package so your architect or draftsman has editable drawings to work from. Your single-build licence still applies to the modified design.

They are complete construction sets and are accepted as the basis of a permit application in most jurisdictions. Some states and counties additionally require a local engineering stamp, energy calculations or a site plan, which are specific to your lot and must be produced locally.

For most straightforward builds, no. Your builder works directly from the plan set. You will want a local engineer if your jurisdiction requires stamped drawings, or if you are building in a high wind, seismic or heavy snow zone.

A cover sheet with general notes, the foundation plan, dimensioned floor plans for every level, exterior elevations on all sides, building sections, the roof plan and electrical layouts. Contents vary slightly by plan and are listed on each product page.

A standard purchase grants a single-build licence, covering one construction of the plan. If you are building multiples, for a spec development or a rental duplex portfolio, contact us for a multi-build licence.

Plans are digital files delivered instantly, so every order is final and non-refundable. You confirm this at checkout when you ask for immediate access. If a file is faulty, incomplete, or does not match what its listing described, contact us and we will repair or replace it.

Contact us and we will swap it. If the plan you actually wanted costs more, you pay only the difference.

Plans are supplied as construction documents drawn to industry standards. They are not site-specific engineering, and local code, zoning and soil conditions remain the responsibility of the owner and builder. That is why we recommend a local review before you break ground.
